Bach Homes is seeking an experienced Property/Community Manager for their beautiful apartment community in Vineyard, Utah (Orem). The ideal candidate will have 4 or more years of mulit:family property management experience and will be able to demonstrate alignment with the values of Passion, Integrity, Dedication, Innovation and Team Work.
Job Summary:
The Property/Community Manager is responsible for running the day to day operations of the property under the direction of the Regional or Senior Manager. This includes the following responsibilities:
:This is a lease up property, so the Property Manager will need to find innovative and effective ways to attract new prospects to the property through various marketing methods.
:The Property Manager will need to demonstrate competency in all areas of apartment sales, including telephone technique, apartment showings, closings, follow:up and tracking.
:They will need to be able to appropriately screen and evaluate rental applications to ensure qualified residents.
:They will oversee the details of move:ins and move:outs involving lease paperwork preparation, inspections, and follow:ups.
:They will oversee all maintenance activities and will need to walk the clubhouse and property frequently to ensure all areas of the property are kept clean and maintained within company standards.
:The Property Manager will be responsible for the effective handling of all resident issues including service requests, complaints, miscellaneous situations, resident functions, lease renewals, property newsletters, etc.
:They will be aware of and positively manage the reputation management for the community.
:They will need to provide leadership, training and technical assistance for all on:site staff members.
:They will assist in the hiring, disciplining, review and/or termination of all on:site staff members.
:The Property Manager will ensure that the policies and procedures of the Company are followed by all on:site staff.
:They will seek out and obtain qualified and competitive bids for outside
contractors/vendors. And then oversee the activities of the approved vendors.
:They will process all invoices to be paid out by the corporate office according to company policy.
:They will ensure the proper collection of rents and handle delinquencies according to company policy.
:They will maintain all necessary records and preparation of reports.
:The Property Manager will need to be able to communicate the condition and needs of the community to the Regional or Senior Property Manager.
Required Knowledge, Skills and Abilities:
Knowledge: The Property Manager should have knowledge in all aspects of property management, including training in fair housing law and regulations. They should have had previous property management software experience and have intermediate skills in Microsoft Office products.
Skills: The Property Manager must have strong sales, customer service, negotiating and contracting skills. Communication, planning, organizational and time management skills are essential. This position also requires interpersonal skills sufficient to ensure team building and motivation and resident/vendor development.
Abilities: Perseverance, dedication, leadership, delegation, fact:finding, data analysis, listening and attentiveness, creativity, and decisiveness are needed abilities to perform this position.
Working Environment:
The Property Manager will primarily work on:site at the assigned community. The Property Manager will be required to walk and inspect the entire community. Trips to the store for supplies as well as outreach to area businesses and vendors will be needed. Property Managers will also be required to attend periodic meetings and training at the Corporate office or other off:site locations.
